The multi-tenant building is a 7-storey office building and 8 storey apartment building with two levels of underground parking and a mechanical penthouse. The building is comprised of 158 single family units on the first floor, a one-storey retail podium and 6 floors (9,300 m²) of commercial office space with a loading dock at grade. The main tenant of the commercial office space is Alterna Savings and Credit Union Ltd. The office portion of the building was designed to meet or exceed current barrier-free design standards. LEED principals were used to minimize construction waste and totally eliminate and/or significant reduce the use of materials containing VOCs. The building was designed to accommodate future flexibility in design.
Mechanical scope included gas fired domestic water heaters c/w storage tanks, recirculating system and piping distribution to all fixtures; ultra-low flush water closets; electronic infrared operated ultra-low flow flush urinals; countertop electronic infrared lavatories with low flow aerators; janitor sinks; non-freeze wall hydrants; high efficient heating boilers c/w heating pumps and piping distribution to air handling heating coils; perimeter fan powered terminal units with heating coils; force flow heaters and fan coils; duplex heating water pumps equipped with VFDs and 2-way control valves; gas fired steam generating humidifiers; packaged split DX refrigeration system (?may have been central chilled water cooling plant); ceiling mounted fan powered boxes with hot water heating coils and discharge ductwork to ceiling diffusers; cooling only VAV terminal units; and liquid cooled heat pumps for the podium heating and cooling. The BacNet compatible Direct Digital Control (DDC) c/w stand-alone, networked room or zone control terminals for control of heating and/or cooling helps to reduce energy-consumption.
Electrical scope included 1,200A, 600/347V, 3Ø, 4W service c/w surge protective devices and Owner’s metering capability. The lighting systems consist of two (2) energy efficient lamps, recessed T-bar, fluorescent direct/ indirect luminaries throughout the office areas c/w computerized relay panel system for master timed control and rapid start type, high efficiency lamps and ballasts. Fire alarm system was designed to accommodate future connections. Telecommunications rooms were provided on each office floor.
Sustainable features include low flow plumbing fixtures, storm water retention, high efficiency boilers and chillers, and variable frequency drives for pumps and city water, and domestic booster pumps.
