Two new office buildings, one at 15,500 m2 (Building B) and the other at 11,200 m2 (Building C), consisting of 15,000 m2 of office space and 3,300 m2 of lab space. The mechanical system consisted of two chilled water plants, one 1,040 tons and one 550 tons interconnected for redundancy.

The chillers were selected to allow them to operate with entering condenser water as low as 5°C. This allowed the operating efficiency to improve to as low as 0.2 kW/ton. The design allowed the Owner to save on capital and the operating expenses of a free cooling plant.

The buildings also included high efficient boilers and variable speed drives on all motors and pumps.

The electrical system consists of three 3,000A, 600V services for Building B and one 3,000A, 600V service for Building C, all fed from a Hydro Ottawa 13.2 kV underground loop main system feeding pad-mounted 2,500 kVA transformers. There is provision to feed Building C lab space from one of the Building B services in the future if required. Tenant power distribution consists of six dedicated separate neutral circuits per 81 m2 structural bay.

Lighting consists of a time base controlled recessed lighting grid using two T8 lamps per shielded fixture and LED recessed downlights in core and common areas.

Life safety power is fed from diesel-fired generators, one per building, mounted on sub-base fuel tanks with weatherproof sound attenuated enclosures.
