The project met the criteria for the Commercial Building Incentive Program (CBIP) and achieved 27% better efficiency than the Model National Energy Code for Buildings (MNECB) reference buildings.
Project challenges that were efficiently dealt with throughout the project, included scheduling, review and investigation of existing systems, adding new systems to an existing structure improving system design as it relates to past building operation and energy costs.
Existing multi storey office building complex with a combined area over 156,180 sq.ft. (14,500 m2) and one (1) level of underground parking was completely gutted of all mechanical and electrical systems back to the incoming services.
The renovations included new central high efficient air handling equipment and distribution to all floors, two (2) new heating plants; one (1) new high efficient zero CFC; centrifugal chiller plant; new humidification equipment; low flow plumbing fixtures; new fire pump; and sprinkler distribution throughout the complex; new power distribution and transformation; new high efficiency lighting systems on all floors; new emergency power plant and distribution.
