Original building complex was designed and built between 1974 and 1989. Consisting of eight (8) buildings totalling approximately 80,000m2 of office space. The buildings were upgraded to current codes for Life Safety and current standards for indoor air quality, energy efficiency in the 1990’s. The buildings were renovated for the tenant fit-up of CFIA and AAFC, two (2) government agencies. Tenant improvements included many special requirements; video conferencing, 500 m2 data centre, data communications rooms, archiving facilities, complete with large intricate emergency standby power, cooling and security systems requirements, etc.
Mechanical scope included upgrade of HVAC, fire protection, plumbing and control systems. HVAC upgrade included supplementary ventilation system for high density areas as well as 700 ton supplementary hydronic cooling plant & distribution system with winter “free cooling” feature for labs and data communication spaces.
Electrical scope included modifications to power distribution, fire alarm, lighting, data/ communication and security systems. Power system upgrade included 900 kVA emergency generator plant for new life safety system as well as tenant critical equipment.
