Nine-story residential building with a gross area of 109,000 ft2, one level of underground parking, and approximately 99 condominium units.
Mechanical systems included a central heating and condenser (heat rejection) cooling plant using distributed hybrid heat pumps for each condo unit. The heating system used high-efficiency gas boilers and high-efficiency gas domestic hot water heaters.
Electrical systems consist of a Client owned min-substations and power distribution with 350 kW diesel standby generators. Power systems were designed to accommodate a 3-phased construction and development of the site.
The mechanical & electrical design features included energy Star lighting, LED accent lighting on towers, energy-efficient dark sky compliant site lighting with photo sensor and BAS control, high efficiency condensing domestic hot water, high efficiency modulating boiler, energy-efficient hybrid cabinet heat pump units with individual control.
Sustainable features include low-flow plumbing fixtures, stormwater retention, high-efficiency gas boilers, and variable frequency drives for pumps and domestic city booster pumps.
